RICS Home Survey – Level 2
(Formerly RICS Homebuyer Survey L2)
Choose this report if you need more extensive information whilst buying or selling a conventional house, flat or bungalow, built from common building materials. This survey is most appropriate for modern homes of conventional construction that are in a reasonable state of repair.
Our surveyor will help you make an informed decision on whether to go ahead with buying the property (at the agreed purchase price if a valuation is instructed). The report will take into account any repairs or replacements the property needs and will consider what further advice you should take before committing to purchasing the property.
The focus is on assessing the general condition of the main elements of a property.
This intermediate level of service includes:

An agreed Terms of Engagement clearly setting out our service level to you

A telephone call prior to the survey to discuss any specific concerns you may have and/or specific considerations to take into account for instance a future proposal to extend

An extensive Survey of the property and grounds

A follow up call after the survey to discuss the main findings of our inspection

A detailed Report detailing the findings of our survey

A Valuation can also be provided as part of this service
Our reports shall provide you with professional advice, objectively describing the condition of the different parts of the property and providing an assessment of the relative importance of each defect/problem.
The report shall aim to:

Identify any problems that need urgent attention or are serious

Identify issues which need investigating further to prevent serious damage

Make you aware of problems which may be dangerous

Bring to your attention any potential issues/defects, before any transaction takes place and whether any further specialist advice is required before committing to purchase

Enable you to budget for any repairs or restoration

Advise on the amount of on-going maintenance required in the future

Provide you with an Insurance Reinstatement figure (if a valuation is instructed) to avoid under or over insurance

Provide a Market Valuation (if required)
