RICS Building Survey (Level 3)
The highest level of residential survey, our RICS Building Survey (Level 3) Report will provide you with a detailed report of the property, giving specific advice on remedial work required and a budget cost of various repair items required. This often helps in re-negotiating a revised offer should this be appropriate.

Designed for older buildings (over 80-90 years old) or buildings which have been significantly altered or which are deemed non-standard, the RICS Building Survey (Level 3) report, known as a ‘full structural survey’ will give you a deeper understanding of the construction and condition of the property. This is a high level comprehensive inspection of all accessible parts of the property, commenting on the building fabric and structure and provides a greater explanation of any defects and recommendations for remedial works. We will also provide a summary of repair costs where we are able to do so based on our inspection.

As with the Homebuyers Report ( Level 2), this report is produced using an industry best practice layout classifying defects into a traffic light condition rating system presenting issues in an easy to understand and jargon free format.

Condition Rating Levels
The Surveyor gives condition ratings to the main parts (or ‘elements’) of the main building, garage, and some outside elements. The condition ratings are described as follows.
Condition rating 1/ Green: No action required
Condition rating 2/ Amber: Defects requiring attention and repair but not urgent
Condition rating 3/ Red: Serious defects requiring urgent attention and repair

Property Valuation
Building Surveys do not usually involve valuations but these can be provided at an additional service if required.
